Versatile Larger Mixed Farming Close to Dubbo

“Alton Park” is situated 25 kms North of Dubbo with access via Mogriguy Road and Godwin’s Road. This productive agri-business has been held by the Godwin family since 1904 and is being offered for the first time in 117 years. This alone bears testament to the ability of the country to provide many agricultural options as an enterprise mix. “Alton Park”is one of the larger holdings in the Dubbo area with soil quality above that of the immediate district. The country is cleared for farming and grazing except for 300* acres of green timber and 150* to 200* acres of shelter timber on the ridge country. Soils range from heavy basalt derivative, self-mulching country to red and grey basalt along with red loam to sandy loam types. Across the property each soil type is approximately one third of the property area. 3,800* acres (1,538ha) are arable with 800* acres (323ha) currently fallowed plus 300* acres (121ha) will be autumn sown to dual purpose cereals, which may be lightly grazed by the vendor. (*Note: indicated acreages are approximate). A detailed paddock history is available to prospective purchasers. Pastures are mainly clover, lucerne, ryegrass, premier digit, biserulla and serradella along with some native grasses. Water is supplied by: 34 dams, most of which have been cleaned out in the last 15 years; an electric equipped bore pumping to two 22,500L tanks, which supply troughs and the garden and shed areas; plus an emergency supply from the dam pumped into one 110,000L and one 22,500L tanks. Original timber was Grey Box, White Box, Yellow Box, Kurrajong, Ironbark and Pine. The property is fenced into 34 paddocks plus smaller holding paddocks. Internal fencing is hinge-joint with some older netting and includes 7km of laneway. Boundary is hinge-joint in good order and includes some exclusion fencing and with approximately 2km of original netting. “Alton Park” historically has run 2,000 crossbred ewes and lambs, plus trading in favourable seasons. The vendors have been a partner in the Tooraweenah Lamb Group for many years. Cattle trading has recently seen 62 steers grown out to feeder weights. The cropping rotation generally covers 1, 800 acres (840 ha) of grazing and grain crops. Currently ‘Alton Park” is running 1,200 crossbred ewes (740 mature age ewes and 460 one & two year old ewes). 1,100 acres are currently fallowed. Most of this fallow is spray fallow which will be maintained and available to the purchaser upon exchange of contract.
